As part of our growth initiative, we have launched a career video to give prospective employees a feel for what it’s like to work for Merlin. Check it out!

Full Speed Ahead for 2024!

Las Vegas is thriving, and we are excited to play a pivotal role in supporting the city’s dynamic growth throughout 2025 and beyond!

Amaya Subdivision
We are proud to be involved in this exciting development and look forward to building custom homes in this vibrant new community. Nestled on the far west side of Lake Mead, the Amaya subdivision is perched at the highest point in Summerlin, offering breathtaking views of the Vegas strip. This community features hiking trails that traverse the native land between Summerlin and Red Rock. In addition to private residences, this wellness-focused development will include a restaurant and a wellness facility. The first lot auctions and closings are set to begin in the spring of 2025.

Hollywood is coming to Las Vegas!
Sony and Warner Bros. are looking to expand their footprints into Las Vegas with proposed studios.  Warner Bros. plans to develop a second U.S filming hub, a sprawling 34-acre campus in UNLV’s Harry Reid Research and Technology Park. The partnership with UNLV would provide students unique opportunities to train in the classroom and gain hands-on experience working alongside industry professionals in production.

Sony Entertainment, backed by Mark Wahlberg, has unveiled an ambitious partnership with Howard Hughes Holdings, the developer behind Summerlin. Together, they plan to invest $1.8 billion in a groundbreaking development near The Ridges. This expansive project will encompass a state-of-the-art movie studio and 100,000 square feet of retail, restaurant, and office space.

Both projects are dependent on Nevada lawmakers expanding Nevada’s film tax credit program.

Sports Center
LVXP, a Las Vegas-based real estate development company, has filed plans with the Clark County Commission for a proposed resort on the North Strip, next door to Fontainebleau, which will include an arena that could host an NBA team.  According to the Las Vegas Review-Journal, the NBA has not committed to bringing a team to Las Vegas, but now that the league has a new collective bargaining and media rights agreements in place, rumor has it that Las Vegas will be home to a new NBA franchise. There are, however, other proposed arenas in the local area that may also be in the running for a franchise. It will be interesting to see how this all plays out.

Speed Train from Las Vegas to L.A.
Travelers journeying through the Mojave Desert from Las Vegas to Los Angeles by car will soon enjoy a faster travel option—a high speed train that would cut the typical 5-hour drive in half, to 2.5 hours.  Brightline West, a high-speed rail service company, broke ground on our nation’s first high-speed rail project, a 218-mile passenger rail service connecting Las Vegas to Rancho Cucamonga, earlier this year. The privately led infrastructure project is expected to be ready for the  2028 Los Angeles Summer Olympics.

Las Vegas Lights
The Cashman Center, the mixed-use complex that is currently home to the Las Vegas Lights FC , the city’s United Soccer League team, went on the auction block on November 13th. The City of Las Vegas announced that the complex, which includes the soccer arena, a convention center and a theater, was open for bids and that redevelopment would be considered. The bidding, which started at just under $34 million, was open for 7 days.

  • 3 new builds (from the ground up) that we have broken ground on

  • A custom home in The Ridges that will be finished

A Look Back: 2024 Highlights

2024 was another incredible year at Merlin, one in which we saw growth and continued success.

Project Highlight

Mandeville Lee

This custom home in The Summit boasts floating lines across spectacular views. Floating wood ceilings, soffits, and stairs adorn the inside while generous plantings and shade structures surrounding the courtyards and terraces blur the lines between inside and out. Thoughtfully shaded expansive windows provide breathtaking 360-degree views of the Las Vegas Strip, the Summit Golf Club’s course overlook, the Spring Mountains and Red Rock Canyon

Supporting the Local Community

We are deeply grateful for our success and the many blessings we’ve received throughout the year. It brings us great joy to share our blessings by supporting our fellow Las Vegans with contributions to several regional charities.

We assisted Three Square Food Bank, Southern Nevada’s Feeding America affiliate, in providing wholesome food for individuals and families at risk of hunger in Lincoln, Nye, Esmeralda, and Clark Counties.

We continued to support women in our industry by sponsoring Southern Nevada Professional Women in Building’s annual Wine Pull fundraiser. The proceeds are used to fund educational scholarships for women in the home building industry.

This year we supported the Southern Nevada Nature Conservancy, an organization that provides opportunities for people to discover, understand, and enjoy their public lands. The Conservancy partners with federal land management agencies to provide services and programs that enhance the visitor experience at some of Nevada’s natural and cultural destinations, including Red Rock Canyon National Conservation Area, Spring Mountains National Recreation Area, California Trail Interpretive Center, and the Desert National Wildlife Refuge.

We participated in Henry’s Place Jamboree, an event that raised $120,000 to benefit Henry’s Place Camp and Retreat Center. The nonprofit organization offers free camp opportunities to at-risk urban youth from Las Vegas and Utah, aiming to transform their lives by equipping them with skills to overcome the challenges of inner-city living.

Team Bonding

Team Outing at Bonnie Springs
In 2024, we proudly upheld our tradition of after-hours team bonding activities. These gatherings allowed us to unwind and connect on a more personal level, significantly enhancing our team dynamics. One of our memorable activities was a company picnic at Bonnie Springs Ranch. Nestled in the Mojave Desert, this authentic old western town provided the perfect backdrop for our gathering. Our team savored delicious food and engaged in several spirited games of cornhole. It was a fantastic opportunity to connect with each other, and the views from the park were breathtaking! See more photos on Facebook.
