1. MEETING MERLIN

  • Referral, Website, Direct Mail, Monthly Newsletter, Social Media
  • 1st Meeting at Office or at Homeowner’s Property with Principals, Estimator
  • 2nd Meeting at Office. Introduce Team, Merlin’s Process & Facilities
  • Discuss Budget, Schedule, & Homeowner’s Design Team (DT)

2. PRE-CONSTRUCTION CONTRACT

  • Coordinate Weekly Meetings with Homeowner, DT, Subs, to create Plans, a Budget, & Schedule
  • Project Manager (PM), Estimator, DT to Review Costs,Options & Selections
  • Value Engineer Working Drawings Resulting in Approved Permit Ready Plans
  • Provide a Budget & Schedule that Coincides with Approved Plans
  • Introduce All Parties to Merlin’s Systems Including Procore
  • Solidify a Relationship of Trust

3. LET’S GO

  • Sign Agreement that Identifies the Permitted Plans, Budget, Specifications and Schedule
  • Identify Superintendent (Super) & Project Manager
  • Identify the Systems, Programs & Protocol to be Used During the Homebuilding Process

4. HOMEBUILDING PROCESS (CONSTRUCTION)

  • Weekly: Super, PM, Design Team & Others Review Progress, Issues, Changes
  • Weekly: “Draw Report” Current Financial Status with Past Cost Details & New Invoices
  • Weekly: “Super’s Weekly Update” Pictures, Week’s Progress & Coming Week’s Plan
  • Additional Work Authorization (AWA) are Estimated, and Presented
  • On-Site Review with Principals, Super, PM, DT & Subs As Needed
  • All Communication: Meeting Minutes, New DT Plans, Super Daily Log on Procore

5. COMPLETION / HAND OFF

  • Finish All Work & Spotlessly Clean the Home
  • Super & Homeowner Inspect Home & Create Punchlist of Open Issues
  • Complete Punchlist
  • Deliver “Homeowner’s Book” with Warranties & Subs Contact Information
  • Return the Following Month to Complete “After Move in” Punchlist

6. ONGOING FUTURE RELATIONSHIP

  • Remain Available & Interested in Assisting with Any Home Related Issue
  • Provide Manpower, Coordinate Subs and or Share Information as Needed
  • Maintain & Have Accessible, Home’s Records, Plans & Communication for Years
