Job Description

The ideal candidate will have the ability to work and communicate with the Client and Architect, work with Design Development drawings through Construction drawings and have proven construction estimating experience as well as a complete understanding of contractual requirements, design drawings and project specifications.

This position will be responsible for effectively and accurately directing and coordinating all activities relating to project budgeting and bid proposals. Responsible for the management of all pre-construction planning, pre-bid attendance, bid management, and estimating/pre-construction activities.

Qualifications:

  • Working and understanding of various stages of drawings and concepts for the project
  • Ability to convey project scope with means and methods to the client/owner
  • Creative and thoughtful planning for project logistics
  • Ability to ensure accurate and comparative Subcontractor pricing and scope
  • Ensuring that estimates are completed on time and accurately
  • Obtain all bid documents to submit for review
  • Attend pre-construction and pre-bid meetings with owners and architects.
  • Interpret blueprints, specs and addendums to prepare quantity take offs, cost, materials, and labor estimates
  • Submit requests for information to the architect/client for any discrepancies or missing information in the bid documents
  • Submit complete and reviewed bids by deadlines
  • Maintain accurate, complete, and updated project plans, specifications, correspondence and estimating documentation on projects, subcontractors and suppliers
  • Soliciting and evaluating subcontractor pricing information
  • Conceptual and DD Budgets & ROM Estimates
  • Cost Analysis, construction means and methods, value engineering and project scheduling
  • Concrete take off, planning and logistics

Requirements:

  • 5 to 8 years’ experience in construction estimating with at least 1 year experience in Las Vegas custom home building market preferred
  • Bachelor’s degree in construction management, administration, or equivalent work experience
  • Preferably experience with $10mil+ custom home building projects 
  • Good written and verbal communication skills
  • Strong interpersonal skills and ability to work with cross-functional teams (owners, architects and designers)
  • Must know Microsoft Office products including Word, (strong) Excel, PowerPoint
  • Must be self-motivated & punctual
  • Must be able to manage multiple tasks and have excellent follow up skills both internally and externally
  • Experience with On-Screen TakeOff, I-sqft, MC2 is a plus
