Las Vegas continues to redefine the meaning of a global “Super-City.” For those considering a custom build or high-end remodel, 2026 marks a pivotal year where infrastructure meets unprecedented luxury.

The Rise of the Astra at the La Madre Village within Summerlin 
Following the successful release of first lots in 2025, the Astra subdivision in Summerlin West is officially moving into the construction phase. As the highest residential point in Summerlin, this wellness-focused community is where we expect to see some of the most architecturally significant custom homes of the decade. With its seamless connection to Red Rock’s hiking trails and a dedicated wellness facility, Astra is the new gold standard for desert luxury.

Henderson’s $2.5 Billion Luxury Surge 
Henderson is entering a “Golden Era” in 2026. The Four Seasons Private Residencesare slated for completion later this year—a $1.3 billion project that reinforces the demand for ultra-luxury high-rise living. Simultaneously, the West Henderson Fieldhouse is set to open this fall, adding to the city’s reputation as a premier sports and recreation destination.

The New Era of The Ridges
Bear’s Best Goes Private In a move that significantly enhances the exclusivity of The Ridges, Bear’s Best golf course has officially transitioned into a private, members-only club. Following its acquisition by Mulligan Holdings, a massive $300 million transformation is currently underway. This project includes a boutique clubhouse, elite dining, and luxury hospitality suites. With public play ended and a grand reopening slated for late 2026, residents of The Ridges can expect increased privacy and a substantial boost to local property values as the course becomes a world-class social destination.

A Landmark for Health
The $1B Children’s Hospital Ground will break in 2026 on the Intermountain Health Las Vegas Children’s Hospital. Located within the Harry Reid Research and Technology Park, this standalone $1 billion facility represents a historic investment in the city’s healthcare infrastructure. For families in the Southwest and Summerlin areas, this brings world-class pediatric care to our doorstep, further establishing Las Vegas as a complete, high-tier community for families.

The Sports Capital
A’s Stadium Construction The skyline near the Strip continues to evolve as work progresses on the new Athletics (A’s) stadium. Construction is on a rigorous schedule to meet the planned opening for the 2028 MLB season. This development continues the city’s streak of attracting major professional sports franchises, cementing Las Vegas as the ultimate destination for sports and entertainment.
Speculation regarding a Las Vegas NBA franchise also continues to dominate the sports landscape. Projects like the LVXP resort and arena are moving through the county commission phase in 2026. Regardless of which arena ultimately hosts a team, the development on the North Strip—neighboring the Fontainebleau—is creating a new hub for world-class entertainment and high-rise living.

Connectivity: Brightline West & The Vegas Loop 
As we look toward the 2028 Olympics, 2026 is a massive year for the Brightline West high-speed rail. Civil works are visible across the I-15 corridor, promising to bring Los Angeles within a 2.5-hour reach. Additionally, the Vegas Loop underground transit system is expanding its reach to more resorts, further solidifying the city’s futuristic infrastructure.

2025 was another incredible year at Merlin, one in which we saw growth and continued success in Las Vegas.

Project Highlight

Casa Blanca

Situated in the exclusive enclave of The Ridges, Casa Blanca is a masterclass in purist modern design. Spanning approximately 8,000 square feet, the estate is defined by a striking exterior entirely clad in alabaster white cut stone and split-face limestone—a monochromatic palette that lends the residence its name. Inside, the home unfolds around an 18-foot-tall great room adorned with floor-to-ceiling millwork, which perfectly frames 42-foot-wide stacking sliders that blur the line between the interior and a stunning knife-edge pool overlooking Bear’s Best golf course.

At the heart of the residence is a gloss white service “cube,” a sophisticated architectural core housing a Bulthaup show kitchen, a discreet utility kitchen, and an intimate black-and-white portrait gallery. The primary wing is a private sanctuary of floor-to-ceiling white stone, featuring a glass-enclosed, skylit spa shower with teak flooring and a deep soaking tub. From the millwork-lined gym to the expansive, floor-to-ceiling closetry throughout the guest wing, Casa Blanca exemplifies Merlin’s commitment to precision-driven execution and absolute perfection.

Supporting the Local Community

Our success is only meaningful when shared with our community. In 2025, we were honored to continue our support for:

  • Fashion for Three Square: Daryl and Steve joined Diane Bennett’s Fashion for Three Square volunteer event. Together with other community leaders, our team helped pack 1,200 weekend bags to ensure local children have access to nutritious meals when school is not in session.
  • Investing in Our Youth at Henry’s Place: We believe life-changing experiences can transform a child’s future. This year, we were incredibly proud to:
    • Sponsor two deserving campers at Henry’s Place, providing at-risk and underprivileged youth with opportunities to build confidence and skills in a beautiful outdoor setting.
    • Celebrate “10 Years of Henry’s Place” at the annual Jamboree. Merlin purchased a table for our team to join a celebration that ultimately raised over $310,000 to benefit local youth! A special shoutout to our own Lloyd for his dedication to visiting and sharing in the mission of this impactful organization.

We continue to invest in the best talent in the industry. We are proud to have Cameron Dunn (Estimator) and Moises Moreno (Carpenter) leading our projects with decades of high-end expertise and craftsmanship.
Cameron Dunn, Estimator 
With more than 24 years of experience in the construction industry, Cameron brings a deep understanding of luxury residential building and high-end remodels. Known for his collaborative mindset and meticulous attention to detail, Cameron helps translate bold design concepts into beautifully crafted, functional spaces. His passion for timeless architecture and precision-driven execution makes him a trusted partner throughout the building process. Outside of work, Cameron enjoys interior design, sports, cooking, and spending time outdoors with his four children.

 

Moises Moreno, Carpenter

With over 26 years of specialized experience in high-end finish carpentry and millwork, Moises brings an elite level of craftsmanship to the Merlin team. A Union Journeyman with a distinguished background as a Lead Carpenter, he possesses a deep mastery of custom cabinetry, decorative moldings, and intricate wood trim installations. Moises is recognized for his meticulous attention to detail and his ability to translate sophisticated architectural designs into flawless, functional woodwork. His bilingual fluency and extensive leadership experience in the field make him an invaluable collaborator on our most complex custom residential projects.

Open Positions at Merlin

As we move forward into 2026, we are excited to continue expanding our talented team by adding several experienced professionals.
Assistant Superintendent 
We are seeking an experienced Luxury Custom Home Assistant Superintendent for ground up high-end custom home construction and remodels. This is a full-time, long-term position that requires optimum performance from a construction professional knowledgeable of materials, means, and methods of construction and scheduling. The ideal candidate possesses the ability to provide on-site management of trade partners and works with the Homeowner’s team as well as the Merlin team to ensure our quality standards are met while completing projects on schedule and within budget. Get more details.
 

Superintendent  
We are looking to hire an experienced Superintendent for ground-up, high-end custom home construction and remodel projects. Responsibilities include site organization/set up and security, managing daily jobsite operations and building processes from start to finish, and managing/directing all the trades on project sites. The Project Superintendent will also assist the Project Coordinator in managing/maintaining the project’s Procore software program, including daily logs, and in producing client communications regarding the design decision process and change orders. The ideal candidate will have a minimum of 5-7 years of experience as a Superintendent in the building industry, with at least 4 years on high-end custom home projects over $1,000,000 as well as excellent communication, math, and computer skills. Get more details.

 

Project Coordinator/Project Engineer
We are seeking an experienced Construction Project Coordinator/Project Engineer to assist the Project Superintendent on ground-up custom home construction and remodel projects to ensure a smooth process for the homeowner and trade partners of each assigned project. The ideal candidate will have a minimum of 2 years of project coordination and administrative experience with a construction firm, be detail-oriented, and have a general knowledge of project constructability and construction document tracking and filing.  Get more details.

The Merlin Team: Celebrating Milestones, Mastery, and Camaraderie
At Merlin, our “team approach” is more than just a business philosophy—it is the heartbeat of our company. 2025 was a year defined by celebrating the incredible individuals who dedicate their lives to the Merlin standard of excellence.

  • Decades of Dedication: We were honored to celebrate Robert’s 20th Anniversarywith the firm! Two decades of commitment is a rare achievement in this industry, and we marked the occasion with a catered office celebration to thank him for the hard work that makes our success possible.
  • Mastery Beyond Borders:
    • Our pursuit of quality often takes us to the source. Bob and Fernandatraveled to the Loewen factory in Canada for a firsthand look at the meticulous craftsmanship behind our premium door and window systems. Of course, it wasn’t all work—they made time for some world-class fishing, where Fernanda stole the show by landing five Walleye! This trip perfectly captured the Merlin spirit: a deep dive into technical expertise paired with well-earned enjoyment.
    • From France to Italy, our own Ashley went on a sourcing trip to find the perfect materials for our upcoming project. She inspected pavers, visited a custom window and door factory, toured a handmade brick maker, and even explored a stone quarry. It’s this dedication to craftsmanship and quality that sets our homes apart.
  • Academic Excellence & Innovation: We are thrilled to congratulate John Necs on earning his Master’s Degree in Construction Management from Purdue University. John’s commitment to advanced academic training further bolsters our team’s industry-leading expertise, ensuring that every Merlin project benefits from the latest in construction science and strategic management. We are proud to support John as he continues to elevate the standard of excellence we provide to our clients.
  • Celebrating Impact Together: In addition to our community support, the Merlin team turned out in force for the 10th Anniversary Henry’s Place Jamboree. We purchased a table of ten so our team could celebrate together as the organization raised over $310,000 for at-risk youth. Seeing our team rally behind such a meaningful cause is a highlight of our year, every year.
  • The Annual Holiday Tradition: We kicked off the festive season on December 12th with our Annual Holiday Party at Fleming’s in Town Square. It was an evening of spectacular food and even better company, allowing us to pause and appreciate the bond that makes us a premier building team. At Merlin, these moments of connection are truly what the season is all about.
