Project Assistant Superintendent: Reports to Superintendent
We are seeking an experienced Luxury Custom Home Assistant Superintendent for ground up high-end custom home construction and remodels. This is a full-time, long-term position that requires optimum performance from a construction professional knowledgeable of materials, means, and methods of construction and scheduling. The ideal candidate possesses the ability to provide on-site management of trade partners and works with the Homeowner’s team as well as the Merlin team to ensure our quality standards are met while completing projects on schedule and within budget.
Essential Duties and Responsibilities
- Manages assigned areas and provides supporting site supervision and field assistance under direct supervision of a Superintendent on larger custom home projects.
- Provides day to day foreman-level supervision of remodel projects independently, with regular oversight and guidance from the Director of Field operations.
- Provides site organization including setup of jobsite office, temporary toilet, phone, and electrical needs; identifies storage-staging areas; oversees site security and company signage installation.
- Assists Project Coordinator (PC) to produce communication with clients regarding the design decision process and change orders.
- Works with Project Coordinator (PC) to manage/maintain Project’s Procore software program, including daily logs.
- Collaborates with PM to obtain proposals, timelines & change orders (AWAs) from subcontractors on site for approval.
- Responsible for daily jobsite operations and building process on site from start to finish.
- Able to manage and direct all the trades on site and maintain a positive relation with all stakeholders
- Works with carpenters and laborers on control layout, general carpentry, and general labor tasks as needed.
- Proficient in civil work, site utilities and structural coordination from slab to standing structure. Capable of coordination with engineers and architects and suggesting creative solutions to site conditions encountered.
- Proficient in reading plans and specs including civil grading elevations and site utilities to be able to direct and coordinate with the site trades
- Works with PC and selected office staff to coordinate labor needs as required.
- Works with PC on the “Super Draw Report” for weekly subcontractor payment approvals.
- Orders & schedules all jobsite material deliveries and site work as required.
- Works with Estimator & PC developing contracted project budget and schedule.
- Works with PC & Estimator on AWAs on constructability, issues, options, & value alternatives.
- Communicates with PM & Procore on weekly Super’s meeting to create agenda, review & update: schedule, budget, AWAs, current week’s task status, two-week task/sub “Look Ahead” and any design, structural or schedule issues.
- Responsible for maintaining property protection & preparing for pending weather forecasts.
- Schedules Building Department inspections, as necessary.
- Provides input for onsite project meetings and agendas to PC.
- Inspects jobsite daily for cleanliness and to verify that company standards for quality are being met.
- Implements jobsite safety program per Safety Director’s guidelines.
- Maintains Procore jobsite records including Daily Logs, photos, and documenting “as-built” plans.
- Signs off on all on-site Merlin employee timecards, verifying hours and appropriate cost codes.
- Maintains neighbor relations by reviewing impact of project on neighborhood and compliance with any special restrictions required by the neighborhood.
- Attends and participates in weekly Supers’ project meetings, regular OAC meetings, SWOTs, and company-wide meetings.
- Sets the example of Merlin’s CORE VALUES
- Communicates, follows, and implements Merlin’s policies and procedures as required
- Works with PC to hand off completed project and “Homeowner’s Book”.
Education / Experience:
Preferably, 5-7 years’ experience in the residential building industry as a skilled tradesman or foreman, with the last 4 years on high-end custom home projects over $1,000,000.
Language:
Must possess proficient written and verbal communication skills in English. A foreign language is not required, but the ability to speak Spanish is beneficial.
Mathematical Skills:
A deep understanding of mathematics and strong analytical skills are a must.
Building Industry Skills:
An exceptional proficiency in interpreting and understanding all construction documents. A thorough knowledge of building codes and procedures, inspection process, requirements, and in plans. Experience with building departments in Clark County, Henderson, or Las Vegas is preferred.
Computer Skills:
Windows 365 Suite (i.e. Word, Excel, Outlook, MS Project), the ability to quickly learn Procore project management software, and willingness to learn the Entrepreneur Operating System (EOS) meeting format and management process. Be able to use MS Project for scheduling purposes on every project (set up initial schedule, baseline and weekly job progress updates)
Reasoning Skills:
Must be able to approach all aspects of the position and provide the same when consulting with others logically and creatively.
Other Skills & Abilities:
Must work well in a team environment with other leaders in the organization. Must present a professional image demonstrating a positive & proactive demeanor at the jobsite. Good supervision, communication & time management skills required. Supervise on-site 15-50 individuals.
Physical Demands:
Must be able to occasionally carry, push, pull, reach, and lift materials, tools equipment and parts weighing up to 100 pounds. Must be able to occasionally crawl, climb or maneuver in attic or crawl spaces and roofs.
Personal Appearance:
While this is a jobsite position and physical labor will be required at times, Assistant Superintendents must present themselves in a neat and professional manner as this position is supervisory in nature and regularly interacts with our homeowner customers. Collared shirts, long pants without holes, and closed toed shoes appropriate for jobsite use will be required at all times. Merlin provides company-logo’d shirts for employees to wear.
Unnatural hair colors, exotic piercings, and face/neck tattoos will not be acceptable.
Tools:
Tool purchases will be made by Merlin for employees as required for job use, but the employee will be responsible for care, maintenance, and premature loss of non-disposable items (blades, etc.) PP&E will be provided consistent with OSHA regulations.
